This astonishing estate is located in the
outskirts of the picturesque farming village
Święta Katarzyna (Saint Katharine), one of
the most beautiful areas of Poland. Tourists
come to the region to hike the famous
mystical mountain of Łysica (pronounced
`WissEEtsa`), as well as extensive hiking
trails, a nearby castle, lake, and ancient
churches. The national writer Stefan
Żeromski described this region in his book
Fir Forest (Puszcza Jodłowa). Although
seemingly forgotten by time, the property is
conveniently located just 13 miles (20 km)
from Kielce, which is itself about equidistant
from the spectacular Polish cities of
Krakow, Warsaw, and Lublin.

The estate`s huge grounds are surrounded
on three sides by a gorgeous national forest
park (Świętokrzyski Park Narodowy).
Happily, this legally prevents the
development of the surrounding areas. The
estate already comes with a functional and
well-regarded guesthouse for tourists, a
barn, and a small collection of animals. (We
can sell the animals if you do not want to
deal with them.)

But the income-generating potential is
larger. Perhaps sleigh rides in the winters,
horseback riding in the summers? Spinning
alpaca wool? Staging weddings?

You will live in style while doing all this. The
estate is perfect as a retreat as well.

The manor has three floors, 3200 sq feet in
total (320 meters). There are 3 heating

appliances. Natural light is abundant from

thoroughly refurbished and remodeled

with skylight; and a nice mini-kitchen with
sink, small refrigerator, and stove, with very
nice natural light and attractive wood
interior.

The very large guest-house boasts 3220
square feet (!) or 300 square meters. There
are SIX rooms to rent, and each one has a
bathroom. There is even also an additional
apartment with two rooms, a bathroom and
a kitchenette, two garages, and a sauna.

The barn is 2150 square feet (200 sq.
meters) and has animals (riding horses,
goats, ponies, and alpacas). It could be
converted into a wedding house; other
farmers have done this (but not in this
village: you`d be the first).

The property boasts 18.5 ACRES (7.5 Ha)
of land, which includes over 1.2 acres (0.5
ha) of forest. In addition to, or instead of,
income generated through the guesthouse,
it could be perfect for a writer`s retreat, a
religious retreat, an alternative community,
functional farming, or just living in style. You
could write an `A Year in Provence` or `My
House in Umbria`-type of book about this
lovely and charming village ...

The charming town itself has a cloistered
nunnery/abbey (I believe it is from the 14th
century) with an active church built upon
what was supposedly a pagan temple at the
base of Lysica Mountain, a very nice small
delicatessen/grocery store, a large
restaurant/banquet hall lined with antique
radios, another restaurant for large parties,
and several tourist shops on the main road
selling souvenirs, post cards, ice cream and
such. The nearby town Bodzentyn (2,271
inhabitants) contains several small,
privately-owned bars, ice cream shops,
small restaurants, parks, and a library.
Between Swieta Katarzyna and Bodzentyn
